What are service charges? – Leaseholders

Service charges are a leaseholder’s share of the cost of managing, repairing, improving or maintaining the property, block or estate that they live in. All of these charges are in accordance with the leaseholders lease. Leaseholders can request a copy of their lease from the Land Registry. 

Buildings Insurance:

To insure your flat against structural, fire, or severe weather damage (it does not cover general wear or tear, or the contents inside your home).   

Communal Heating:

Covers the cost of supplying heating and hot water to some high-rise blocks. 

Management Fees:

The contribution to services run by us, such as answering queries, collecting payments, recovering arrears, estate management visits, arranging insurance, calculating bills, raising invoices, and office costs. 

Block Cleaning:

This is based on the time spent cleaning and/or inspecting the cleanliness of your block. 

Lift Maintenance:

The cost of any servicing to the lift.

Repairs:

Any day-to-day repairs or maintenance carried out to the building, outside, or communal areas of your block. 

Major Works:

Large scale repairs or improvements to a block that requires formal Section 20 consultation if any leaseholder is expected to contribute more than £250 for the work. If there is no formal consultation carried out the charge is capped at £250 per leaseholder, unless the landlord applies to the Leasehold Valuation Tribunal for dispensation. (an exception).
