Where contract holders are required to move out of their home as a consequence of major repairs or demolition or some other event which renders the property uninhabitable.
We will:-
- Support the move, which will include providing alternative accommodation, safe storage for belongings and covering any reasonable additional costs that may be incurred.
- We will try and find temporary accommodation as near as reasonably practicable to the contract holder’s current home to minimise disruption.
- We will repair/restore the property to a habitable standard for the contract holder to return home, where possible.
- We will update the contract holder on the progress of the works to their home at agreed intervals.
- We will make statutory home loss payments where appropriate to contract holders who have to move permanently.
We may:–
- Work with the contract holders to provide options for rehousing in accordance with the Renting Homes (Wales) Act 2016 and the Homeseeker Policy in cases where properties are demolished or substantially altered as part of major regeneration schemes and contract holders are unable to return to their home.
- We may pay compensation to contract holders for disruption (please refer to the Compensation Policy) and disturbance linked to an enforced temporary or permanent move in line with our Repairs Policy and the Renting Homes (Wales) Act 2016.
- Provide temporary accommodation to contract holders (in conjunction with our partners) who must leave their homes following fire, flood, explosion or storm damage, or other natural disasters which render the contract holders home unfit for habitation.
- Consider allowing a contract holder to remain in the temporary accommodation permanently.
- Decide to issue legal proceedings to regain possession of the temporary accommodation if the contract holder refuses to return to their permanent accommodation.
We will not:-
- Cover the cost of removing any salvaged furniture and effects.
- Provide reimbursement for losses that the contract holder(s) are insured for or should have reasonably been insured for (e.g. home contents insurance).
