When the weekly advert has closed a shortlist of bids will be generated by TCBC by following the process below:
Applicants will be shortlisted based on the following criteria:
- The applicants band e.g. silver
- The date priority was awarded i.e effective date
- If the effective date and band of 2 applicants are the same, preference will be given to the applicant with the longest registration date
Every property that is allocated through Torfaen Homeseeker is also given a band. When properties are advertised, preference is given in the first instance to applicants who place a bid and are in the advertised band. Applicants will then be considered in the following order; Gold, Silver, Bronze.
Scenario 1: Applicant A is in Bronze band and Applicant B is in Silver band. The property they placed a bid on, has been banded in favour of Bronze band applicants, so Applicant A will be considered first.
Scenario 2: A property has been advertised in Gold band. Applicants A & B are both in Gold band, but applicant A has an effective date from January, whilst applicant B has an effective date from February. So applicant A will be considered first because they have the earliest effective date.
If your name is at the top of the shortlist, you will normally be invited to view the property (unless there are reasons why we are unable to do this).
The landlord of the property may want to carry out eligibility checks, e.g. rent checks, household circumstance checks or whether you have former rent arrears with any of the partner landlords.
If the property is not offered to the applicant at the top of the list, the landlord will move to the next applicant.
If you refuse a property, it will be offered to the next person on the shortlist.
