My kitchen cupboard has broken again and has been repaired several times. Can my kitchen replacement be brought forward instead of repairing it again?

Asset aim to replace components no sooner than the maximum lifetime therefore, a repair would need to be booked in with responsive repairs. If someone states that their kitchen is falling apart, continue to book a repair and send the activity to Asset (they will refer to the most recent stock condition survey) but they are unlikely to replace a kitchen before it is due.

Can a kitchen replacement ever be brought forward? If so, under what circumstances?

All components will be used to its maximum lifetime and depends on its condition. (Same as above)

If the lifetime left is less than 1 or 2 years, the Asset Technical Managers (Adrian Bright) might review the kitchen to assess its condition. We can send an activity to Asset so a stock condition survey can be considered.

I’ve been told that my Stock Condition Survey is overdue. When will I get an appointment?

First you would need to check Apex/30 year plan spreadsheet. The query can be forwarded to the Asset Technical Managers for review.

I’ve had my Stock Condition Survey, and it was agreed that my kitchen needs to be replaced. When will this happen?

The annual programme for all the replacements, repairs and alterations are being revised at the moment for all the properties. It will be a couple of months before the structure is completed, and the dates are finalised. Refer to APEX for the replacement date.

How do you decide whose kitchens get replaced first?

It is based on the estimation of the lifetime of the kitchen, its condition and its scheduled timeline in the annual programme.

I’ve missed my design appointment. How do I get in touch with the Tenant Liaison Officer (TLO)?

Refer to the IBS system to identify the property’s appointed Liaison Officer and contact them. Verify with the Planning Team or Investment Team, if necessary.

I’ve had an appointment with the kitchen designer but haven’t heard anything since. When will the work take place?

The replacement will commence once the kitchen is designed, and a slot is free in the programme. It will take at least six weeks to get back with the design.

Get in touch with the property’s Liaison Officer (and Planning Team or Investment Team, if necessary). Refer to the annual programme for the timeline.

My neighbours are having their kitchens replaced. Why am I not included?

The component might still be in a good condition/ there might be ample lifetime left.

The replacement cycles might vary for the properties in a same neighbourhood depending on the previous replacement of the component.

How long after the kitchen survey will the replacement take place?

It depends on the condition of the kitchen, the annual schedule and planning. The kitchen replacement will most likely be included in that year’s programme or the immediate one.
