In the event of property damage to one of our homes such as broken glass that we have a repair responsibility for we can simply undertake the repair without the need to debate liability etc.
If we need to do this, the TCBC Insurance Team will need us to verify a few simple details so they can assess liability (in the event of negligence they will deduct the costs from the grounds maintenance contract accordingly – essentially refunding us).
They will need us to contact them on their group emailinsurance@torfaen.gov.uk and give details of the incident as follows.
A. A name & address of our tenant
B. Brief description of the nature of the damages to our property (that we
have a responsibility to maintain)
C. Cost (details) we incurred in repairing.
There may be rare occasions where the claim cannot be met but we’ll have an opportunity to discuss and agree to understand these as they happen. In any event the customer will have had the repair and will not “suffer” the effect of a negotiation over liability that may not necessarily “go our way” in any event.
This applies to how we put right property damage only, TCBC have advised that: in the event of personal injury our (BA) actions in undertaking a repair are simply a function of our landlord duties and do not represent an “admission” of anything else.
Please note persons who have suffered a personal injury would still need to deal directly with TCBC Insurance Team in all instances. Through this approach we’re able to speed up repairs in the event of damage to our property and improve the experience for customers significantly in the process too.
