Garden condition

Gardens: 

Many of our properties benefit from their own gardens, which adjoin onto the property and are for the exclusive use and enjoyment of the contract holder(s).   

 Some communal and landscaped areas are maintained by Bron Afon or other contractors and contract holders will pay for this in their service charge. We will do our best to make these pleasant places for all residents to enjoy.  

Contract Holders should:

  • Enjoy the communal garden but bear in mind it is a shared space for all residents to enjoy, being mindful and respectful of others.  
  • Keep a close eye on children if they are playing in communal gardens.  
  • Not damage or remove plants or make any other changes to the communal garden without talking to us first  
  • Not install or place their own items in the communal garden, e.g. paddling pools, trampolines 

Rubbish should be stored in either their own dustbin or a Council ‘wheelie bin’. These should be kept in the allocated place if one is provided and only brought out on collection day. Contract holders should not leave bin bags outside where birds or animals could get at them and cause a mess. If they have any large items of rubbish, they must ask their local Council about bulky waste collections.  

They must use bin stores with communal bins appropriately, separate their recycling properly and putting it in the correct bin. The Council may be able to provide an assisted bin collection if they are having difficulty putting their rubbish out.

 Individual gardens:  

The condition of a garden can have quite an impact on the community. If it’s overgrown or full or rubbish not only does it look awful but it can attract pests such as rats. 

 Contract holders should take good care of  their own garden or yard if they have one.  

  • Do keep it clean, tidy and free of rubbish  
  • Do cut the grass regularly and don’t let it get overgrown  
  • Do keep hedges and bushes trimmed (watch out for nesting birds in the spring though!) 
  • Do keep trees trimmed and a safe distance from your home  
  • Do look after paths  
  • Do pick up and dispose of fallen leaves so they don’t block your drains  
  • Do look after your fences if you have them 
  • Do pick up after your animals, it can get very smelly for others if you don’t  
  • Do ask for our written permission if you want to make improvements to your garden such as patios, decking etc.  
  • Don’t keep any scrap materials in it  
  • Don’t cut down or plant trees without our written permission  
  • Don’t remove or erect fencing without our written permission  
  • Don’t erect any sheds, greenhouses, aviaries or other outbuildings without our written permission  
  • Don’t use your garden for parking without our written permission  
  • Don’t have a garden fire  
  • Don’t store gas canisters or bottled gas in your garden unless they are a safe distance from your home. 

We will only supply and maintain fencing where it adjoins a public right of way or prevents danger, e.g. where there is a drop in levels. Elsewhere we may provide post and wire boundary markers, but not fencing. 

We will not:- 

  •  Give permission for Introductory Contract holders to remove, add to or alter any fencing, hedging or garden walls and/or install a hard standing, until they have a fully Secure Contract. 
  • Maintain gardens including hedges and trees, this is the contract holders’ responsibility. 
  • Reimburse any costs spent for pest control dealings as this is the contract holder’s responsibility.
