AOV Windows – Electrical opening windows

COMPLIANCE

The AOV systems in our blocks of flats are connected to smoke detectors on each landing level . The AOV window will then open when one of these detectors has been activated . The purpose of this is so that any build of smoke in the communal area is cleared through this window leaving the communal area ( escape route ) free of smoke for the safety of the residents and the fire service.

The AOV systems are regularly serviced by our contractor – Advanced Fire Technology. It was worth pointing out that AOV windows are NEVER left open following any service. If you have any queries regarding the servicing of the AOV windows, then please contact Neville Brown at Bron Afon.

Compliance contractors cannot mobilise to site to carry out any service until they’ve received a job number . This means that the job will always be visible on IBS before they carry out any service.

If a customer challenges a member of staff on whether a service has been completed on an AOV system, you can access this information on IBS under the list of jobs in the block address. For example, the service ticket would always have ‘Compliance’ inputted at the beginning.

 

WHAT HAPPENS WHEN IT BECOMES A RESPONSIVE REPAIR?

Customers and leaseholders are not allowed to tamper with or touch the AOV systems in any of our blocks due to health & safety (electrics) and them not being competent to do so etc.

Primarily when AOV windows are reported to us as being open it has been caused by someone who has activated a smoke detector by either smoking or spraying aerosols in the communal area (An issue for the CHO to investigate).

All AOV repairs should be raised on the SPEC_REP contract and issued to contractor Advanced Fire Technology. The title of the job ticket should state – ‘Advanced Fire’. There is no need to write ‘Compliance’ at the beginning.
