Asbestos Records
We keep a record of all known asbestos in our properties (this is through an asbestos register on IBS, and the surveys being saved/available in a folder on the T drive as well as on documotive, for anyone across BA to be able to access). As and when required, we carry out remedial and/or removal work to asbestos containing materials (this is either completed by our in-house staff who are qualified to work with non-licensed materials, or by an external service provider who is qualified to work with licensed materials. We do not carry out notifiable non-licensed work or licensed work in-house, this is always done externally).
Testing and Removal
If asbestos data is required before work can be completed in a property, we either consult the asbestos data that we already hold or we commission a new survey to be completed. The asbestos survey is completed by a qualified external service provider who is highly experienced and knowledgeable in this field. The survey will identify where asbestos is, what type/form it is, and what condition it is in. This will determine how work will need to be carried out, who can complete this work, and if any asbestos remedial or removal work needs to take place first.
Minor Work by Residents
If you plan to do any minor work, such as putting up shelves or fixtures that involve drilling, sawing, or sanding, and are unsure whether asbestos is present:

- If we determine that a new asbestos survey is required, this will need to be completed and reviewed (findings discussed with yourself) before you complete the work that you wish to carry out.
Unauthorised Work and Charges
If you carry out work without our approval and asbestos is disturbed, you will be charged for the cost of managing the asbestos. Remember, structural changes to your home are not permitted.
