1. If a customer reports broken asbestos:
- Where exactly is the asbestos in your home?
- How was the asbestos damaged?
- How much asbestos is broken?
- How long has it been in this condition?
2. If a customer reports a leak causing part of the ceiling to come down:
- Is the ceiling a textured coating (like artex) or has it been skimmed and plastered?
- Are there any broken sections on the floor?
- How large is the damaged area?
Actions to Take:
- If asbestos material is damaged, disturbed, or deteriorating:
- Raise an emergency job: This situation requires immediate attention from an in-house operative or a trained contractor (e.g., Severn).
- Advise the contract holder: Instruct them not to touch or remove the affected area and to stay away from it until we can attend.
- If the asbestos area is cracked (e.g., artex) with no debris or loose parts:
- Contain the risk: The tenant can paint over the crack to prevent further exposure until we arrive.
- Raise an urgent 5-day job: Arrange for a trained tradesman to make the area safe and schedule the necessary repairs.
