Notice of changes to your rent and other charges 2024/25

 In line with guidance from Welsh Government, we review our rental charges every year. A formal notice is attached in the format required by law. Detailed below are your current and new charges for rent, council tax and contents insurance. A further letter will be sent out towards the end of February providing you with the new charges for utilities and other services as well as what your total weekly charge will be.

Council Tax

 Please note that the Council Tax figure included in the table above has not been changed, at the date of sending this letter, the 2023/24 figure has not been announced by Torfaen County Borough Council. The correct figure will be added to your account as soon as it is known.

 If you claim Universal Credit:

You will need to notify the Department for Work and Pensions (‘the DWP’) of your new rent charge.  You will need to do this on 1st April using your online universal credit account or at the Job Centre.

If you claim Housing Benefit:

You don’t need to do anything.  We have sent your new total rent charge to the Council’s Housing Benefit team and they will automatically adjust any benefit paid to us

 If you pay by Direct Debit:

We will amend your direct debit from April to take account of the new charges.  We will contact you at least five working days before your new Direct Debit is due to be collected to confirm the new amount.

 If you pay by Standing Order:

You will need to amend your payments with your bank to take account of the new charges.

 What if I already have an agreement in place to repay a debt to Bron Afon?

You will need to increase your payments so that you are paying your new rent and service charge plus the amount agreed and shown in your arrangement letter. If you pay by Direct Debit then we will amend this for you.

Guidance notes for contract-holders

This notice informs you that a new rent is payable from the date listed in Part E. If you need advice about any aspect of this notice or are worried that you may not be able to pay your rent, you should first contact your landlord. Many problems can be resolved quickly by raising them when they first arise. If you are unable to reach an agreement with your landlord, you may wish to contact an advice agency (such as Citizens Advice Cymru or Shelter Cymru) or independent legal advisors.

You should make arrangements to pay the new rent. If you pay by standing order through your bank, you should inform them that the amount has changed. You should also notify your Housing Benefit office in your local authority if you are claiming a benefit, or the Department for Work and Pensions if you are claiming Universal Credit.
