Blocks – Internal

Will do (routine):

  • Basic inspection cleanliness and obvious risks
  • Clean to a standard (monthly)
  • Identify fly tipping & liaise with colleagues
  • Return to remove items as required
  • Undertake “pre-bin collection checks” where identified by the team

Can do:

  • Spot cleaning – request only
  • Investigate fly tipping
  • Use stickers to flag unwanted items in stairways etc.

May do and qualifications / notes:

  • We don’t manage door entry systems, these  are maintained Property Maintenance.
  • Spot cleaning may be issued to cleaning contractor which is not free.
  • Voids & bin stores – if items are left by a tenant who has just or is about to vacate, please also contact the relevant CHO. Ideally the individual can be contacted to return to remove their waste and deal with it responsibly.

Block cleaning, service overview:

  • The team provide a basic calendar-monthly block cleaning service. Common parts of blocks and retirement schemes will be inspected (cleaning standards) and cleaned at least once per month. Average visit ranges from 10 – 30 minutes.
  • The service involves sweeping and cleaning by cloth or mop to give some idea of the ability to tackle difficult stains etc.
  • This is chargeable to leaseholders and some tenants. It is important to note that although it shows as a line in the annual rent increase letters this is not an additional charge (same as the grounds maintenance charge) it is simply a separate figure that would have normally get rolled together into the total rent and not shown. Finance colleagues can explain it better if needs be.
  • The monthly cleaning service does not incorporate ground-in permanent marks, cigarette burns and the like. Paint surfaces and general wear and tear can contribute to a “shabby” appearance, but this is not an issue that can be resolved by cleaning. The service does include sweeping and cleaning by cloth or mop to give some idea of the ability to tackle difficult stains etc.
